Low-Income Housing Tax Credit Equity (LIHTC): As a leading national syndicator of LIHTC equity, Enterprise finds and structures investments that help meet the country’s critical affordable housing shortage. Enterprise is committed to guiding investments to serve our investor and developer partners and to advance sustainable, green building practices, preserve affordable housing units and provide supportive housing to meet the special needs of low-income people. Our expertise transitioning properties at the completion of the tax credit compliance period helps make long-term housing preservation a reality.

New Markets Tax Credits (NMTC): The NMTC program is a catalytic financing tool for community development and revitalization. Enterprise is a top NMTC recipient, using these credits and Historic Rehabilitation Tax Credits to enhance financing for commercial and mixed-use projects that have a demonstrable impact on communities. Enterprise has financed a variety of retail, office, industrial and mixed-use real estate development.

Mezzanine Debt: Enterprise offers a high-impact mezzanine debt product for investments in market-rate housing developments, some with an affordable component. Projects can be multifamily for-sale or rental, and are often located in transitional neighborhoods in metropolitan areas experiencing strong housing demand.

Short-Term Lending: Loan products such as predevelopment, acquisition and working capital are available through Enterprise’s community loan fund—a certified Community Development Financial Institution. These short-term loans provide the up-front funds that are often the hardest resources to acquire.

Long-Term Financing: Enterprise is a veteran provider of permanent debt for affordable multifamily rental housing using the Fannie Mae DUS product line. These mortgages provide critical financial resources for affordable housing, acquisitions, preservation and 501(c)(3) projects. We also offer a 40-year mortgage as a conventional taxable loan.

Workforce Housing & Fund Management: Enterprise provides capital for the development of quality housing for families earning between 80 to 120 percent of area median income. These funds address the overwhelming need for workforce housing in communities where housing prices have risen beyond the means of essential community workers such as teachers, police officers, firefighters, civil servants and health care employees.

Development: Enterprise Homes, Inc. creates homeownership and rental opportunities for families from all walks-of-life. Enterprise’s development expertise includes community planning, public/private financing, construction management and marketing.

Asset Management/Compliance: Enterprise oversees a national portfolio of affordable housing properties to ensure project compliance and the delivery of low-income housing tax credits to investors. Asset Managers monitor properties from construction through lease-up and operations, for the duration of the 15-year compliance period. Specialized staff also develop disposition strategies for projects at Year 15.
