Court Square Center will transform two of the most architecturally significant buildings in Memphis, while also adding a modern new structure - emcompassing an entire city block - into high style residential and commercial spaces. In doing so, Court Square Center will regenerate Court Square Park, the heart of Memphis, as a social center encouraging pedestrian traffic and interaction with the surrounding community.

Court Square Center is situated at the crossroads of over $3 billion in current and planned development in Memphis, which includes: the new Cannon Performing Arts Center ($90 million), the new AutoZone Ballpark area ($135 million), Fedex Forum NBA arena ($250 million), adjacent to the expanding trolley car system ($75 million) and midway between the South Main Historic District ($200 million over 5 years), the new Uptown initiative ($250 million),St. Jude Children's Research Hospital ($1 billion over five years) and the Biotech District (over $1 billion).

In 2002, the Court Square Center concept design won wide praise and unanimous approval from the Memphis Center City Commission in the RFP tender competition. In February, 2003 the Memphis City Council unanimously approved a binding Development Agreement between CGIPCSC, LLC and the City of Memphis for the development and realization of Court Square Center.

Pre-development continued through 2004 and 2005, strongly supported by the City of Memphis through its Department for Housing and Community Development (HCD). Telesis Corporation joined the Court Square Center project as co-developer in 2004, bringing some twenty-five years of public / private finance developement experience to the team. Through the perseverance of a constellation of contributors, including the Developers, the Contractor, Memphis HCD, the Lenders and Tax Credit providers to the project, and the Memphis Mayor and City Council, the project financing was closed on July 31 and August 1, 2006. Completion dates are: Lincoln American Tower – November 2007, Lowenstein – November 2008, and a new building, CA2, is expected to be delivered in early 2009 .
